Most communities don’t have an occupancy problem—they have a visibility problem. When your listing reads like a digital storefront (clear photos, complete facts, community-first copy, fast follow-up), vacant pads turn into a waitlist.

1) Lead with the community experience (then the unit)

Open with lifestyle + location + conveniences in 2–3 tight sentences. Then give specs.

Copy block (paste-ready):
“Live steps from a shaded dog park and on-site laundry, 9 minutes to [Major Employer], with friendly long-term neighbors and monthly BBQs. Lot rent includes [utilities]; homes are move-in-ready and financeable.”


2) Photos that sell (and the order that converts)

  • Shoot: landscape, eye-level, mid-day.
  • Exterior (3): front three-quarter, pad/parking, community sign/amenity.
  • Interior (7–12): living room, kitchen triangle (sink-range-fridge), primary bed/bath, best secondary room, laundry, systems tag (HVAC label).
  • Lifestyle (1): clubhouse, playground, pool, shaded seating.
  • Keep the same order across listings so buyers can “scan by muscle memory.”

3) Write for search intent and humans

Weave the phrases buyers actually type—affordable mobile home, move-in-ready, pet-friendly, family-friendly community, financing available, lot rent includes [x], near [city/employer]—into the H1, first paragraph, a subhead, and at least one photo caption. No stuffing; keep it natural.


4) Publish complete data in a scannable block

  • Year, make/model, size (single/double), bed/bath
  • Roof type/age; HVAC age; skirting type
  • Tie-downs updated (Y/N); recent upgrades
  • Utility inclusions; deposit/fees; application criteria
  • Must stay vs must move (don’t bury this)
  • Link to community rules (pets, sheds, fencing)

5) Turn listings into an occupancy calendar

Create a simple board: Now / 15 Days / 30 Days / 60+ Days.
Each card shows: next action, application status, target move-in, and top 3 buyer objections.
Every Monday: replace the weakest 10% of photos, refresh the headline, and re-share to social.


6) Multiply visibility (but keep the funnel yours)
